Job Title: Commercial Manager
Location: Co Galway
Salary: €110,000 + Comprehensive Package (Bonus, Pension, Car/Allowance, Health Insurance, etc.)
Reporting directly to the Commercial Director and working closely with the Project Manager and wider delivery team, you will be responsible for managing all commercial aspects of the project from inception to completion. This includes procurement, cost control, risk management, reporting, and contractual oversight.
You’ll play a pivotal role in protecting the commercial interests of the business while driving project profitability and ensuring best-in-class delivery. The successful candidate will bring both a strategic mindset and hands-on approach, ensuring that commercial goals are aligned with project timelines, quality standards, and stakeholder expectations.
Oversee all commercial activities for the residential project from pre-construction through to final account.
Lead cost planning, budgeting, forecasting, and cash flow management.
Manage subcontractor procurement, negotiation, and contract administration.
Monitor project progress and provide regular commercial reports to senior management.
Work closely with the site and design teams to ensure alignment between commercial objectives and project delivery.
Identify and mitigate commercial risks throughout the project lifecycle.
Ensure compliance with all contractual, legal, and regulatory requirements.
Mentor and support junior commercial team members as required.
Degree-qualified in Quantity Surveying, Construction Economics, or a related field.
7+ years’ experience in a commercial management or senior quantity surveying role within the construction sector.
Proven experience managing the commercial aspects of residential or housing projects.
Strong understanding of Irish construction contracts and procurement routes.
Excellent communication, negotiation, and analytical skills.
Ability to work collaboratively with cross-functional teams and external stakeholders.
A results-driven attitude with a commitment to delivering high-quality outcomes.
€110,000 base salary, reflective of experience and seniority.
