Role Overview:
The Quantity Surveyor will play a key role in the cost management and financial planning of construction projects at Ridhira Living Pvt Ltd. This position involves preparing cost estimates, managing budgets, conducting cost analyses, and working closely with project teams to ensure projects are completed within budget and in accordance with quality standards. The ideal candidate will have a strong understanding of construction processes, excellent analytical skills, and experience in managing large-scale residential and commercial projects.

Key Responsibilities:

  • Cost Estimation and Budgeting:

    • Prepare accurate cost estimates for construction projects, including materials, labor, and other expenses.
    • Develop detailed budgets and track costs throughout the project lifecycle.
    • Analyze and review tender documents, ensuring alignment with project requirements and budget constraints.
  • Project Cost Management:

    • Monitor and control project expenditures to ensure alignment with approved budgets.
    • Conduct regular cost assessments and provide reports on cost performance to the project team and management.
    • Manage change orders and variations, updating the project budget as necessary.
  • Contract Administration:

    • Assist in the preparation and negotiation of contracts with contractors, suppliers, and subcontractors.
    • Ensure that all contracts comply with legal and regulatory requirements.
    • Manage contract variations and prepare cost impact analyses.
  • Procurement Management:

    • Assist in the procurement of materials and services, ensuring cost-effectiveness and quality.
    • Liaise with suppliers and contractors to ensure timely delivery of materials and services as per the project timeline.
  • Risk and Value Management:

    • Conduct risk assessments and value engineering to ensure cost efficiency without compromising on quality.
    • Identify potential cost savings and propose value-adding solutions to the project team.
  • Reporting and Documentation:

    • Prepare detailed reports on project costs, forecasts, and any deviations from the budget.
    • Maintain accurate records of all project-related financial transactions.
    • Assist in the preparation of final accounts and project closeout reports.
  • Collaboration and Communication:

    • Work closely with project managers, architects, engineers, and contractors to ensure effective cost management and project delivery.
    • Communicate regularly with stakeholders on cost-related issues and provide recommendations for improving project efficiency.

Qualifications:

  • Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related field.
  • 5+ years of experience as a Quantity Surveyor in the real estate or construction industry, preferably with residential and commercial projects.
  • Strong knowledge of construction methods, materials, and legal regulations.
  • Proficiency in cost estimating software, project management tools, and MS Office (Excel, Word).
  • Excellent analytical and numerical skills, with strong attention to detail.
  • Ability to work independently and collaboratively with project teams.
  • Strong communication and negotiation skills.

Preferred Qualifications:

  • Experience with large-scale real estate projects.
  • Professional certification (e.g., RICS, AIQS, or equivalent) is a plus.
  • Knowledge of construction contract law and FIDIC.
