You will be joining a dynamic and fast-growing property development company specializing in small to medium-scale residential new builds and conversion projects. In this role, you will be responsible for reviewing construction plans, preparing detailed quantity take-offs and cost estimates, and developing accurate project budgets. You will also lead negotiations with contractors and vendors while fostering strong relationships with site managers and third-party stakeholders. As a Quantity Surveyor, you will play a key role in managing project costs, monitoring schedules, and ensuring the timely and successful delivery of construction projects. This position demands a structured and detail-oriented approach, along with strong interpersonal and communication skills to effectively coordinate between multiple project stakeholders.
Reports to : Head of the Construction Team
Key Responsibilities:
- Review construction drawings and specifications to prepare detailed quantity take-offs and material requirements.
- Prepare pre-construction documentation, including project budget, schedules, procurement plans, contracts, and other essential documents prior to project commencement.
- Collaborate closely with site managers, contractors, and subcontractors to ensure smooth and efficient project execution.
- Manage and monitor two projects simultaneously, providing regular progress and status reports to stakeholders.
- Oversee material sourcing and procurement processes, including vendor coordination, negotiation, and cost analysis.
- Manage utility applications and liaise directly with utility providers for new service connections, system upgrades, and regulatory compliance.
- Ensure compliance with Health and Safety regulations and promote safe working practices on site.
- Prepare feasibility and cost analyses to support development financing and coordinate with the finance team during project fund drawdowns.
- Provide cost-effective recommendations and identify opportunities for process or design improvements to enhance project performance.
- Build and maintain strong professional relationships with clients, consultants, contractors, and suppliers.
RequirementsQualifications:
- Bachelorβs Degree in Quantity Surveying, Construction Management, Engineering, or a related discipline.
- Minimum of 5 yearsβ experience in quantity surveying, cost estimation, and project management.
- Strong ability to interpret and analyze architectural and engineering drawings.
- Excellent communication, negotiation, and interpersonal skills.
- Proficient in cost estimating software and Microsoft Office applications.
- Familiarity with UK building regulations, standards, and codes of practice is an advantage.
