Introduction

Our client in the property development sector is seeking a Quantity Surveyor to join their growing team based in Matsapha. This role offers exposure across residential, mixed-use, and commercial developments, with involvement from feasibility through to project close-out. The successful candidate will support the commercial function by driving cost control, procurement efficiency, and value protection across multiple developments.

Duties & Responsibilities

Key Responsibilities

  • Assist in the preparation and management of development budgets from feasibility through to completion
  • Provide cost input into feasibility studies, development appraisals, and funding models
  • Monitor project costs, cash flow, and cost-to-complete forecasts
  • Support procurement strategy development and manage tender processes
  • Administer construction contracts (JBCC or similar) from a developer perspective
  • Assess contractor payments, variations, and claims
  • Assist in the preparation of final accounts and commercial close-out
  • Compile monthly cost reports and drawdown reports for stakeholders and funders
  • Identify and manage commercial and contractual risks
  • Liaise with consultants, contractors, project managers, and finance teams
  • Conduct site visits and attend regular project meetings across South Africa and Eswatini

Desired Experience & Qualification

Minimum Requirements

  • eSwatini National
  • BSc or BTech in Quantity Surveying or equivalent qualification
  • 3–5 years’ experience as a Quantity Surveyor
  • Experience on developer-side or design-and-build property development projects advantageous
  • Solid understanding of JBCC contracts
  • Strong knowledge of construction cost management and development economics
  • Advanced Excel skills and familiarity with QS measurement software
  • Willingness to travel regularly to project sites, primarily in Eswatini and South Africa
  • Ability to work independently and manage multiple priorities
