The Senior quantity surveyor acts as the financial and development employee to the construction and property development industries within the business, advising business on the optimal use of funds as well as strategies to maximise human and physical resources

Job Specification

Quantity Surveying
  • Attending the site handover and regular site, technical and progress meetings
  • Reporting on cost variations and contractual issues.
  • Preparation of valuations for interim payments certificates and reconciliation statements.
  • Measuring and recording site information for final account purposes.
  • Preparing and agreeing final account(s)
  • Prepare valuations for final payment certificate and reconciliation statements.
  • Measuring perimeters and interpreting building plan.
  • Carry out monthly review on project progress and take necessary measures on any deviations.
  • Manage claims for work done and ensure invoices are submitted in time and payments are made

Offer

Administrative Work
  • Preparing contract documents.
  • Reviewing working drawings for compliance with the approved budget for construction cost and/or financial viability.
  • Taking off quantities and preparing price determination documents.
  • Ensure that all projects are well researched and based on accurate information and methodology to ensure that all projects’ goals will be achieved and develop work methodologies to provide a competitive advantage.

Estimating
  • Preparing schedules of quantities for works.
  • Calling of tenders and/or negotiation of prices.
  • Evaluating and reporting of tenders, including clarification meetings.
  • Preparing contract documents
Costing
  • Prepare cost analysis based on project specifications and compile bills of quantities.
  • Prepare cost plans to enable design teams to produce practical designs and constructions plans which involve liaising with architects and engineers.
  • Control all stages of projects within the predetermined budget and expenditure.
  • Evaluate quotations and assist in procuring materials for building work from suppliers.
  • Reporting to clients and management: as a senior quantity surveyor, you report directly to clients and managers. Your job is to advise a client on the potential of a site after conducting a feasibility study. You present the valuation reports and cost estimation and determine what the client can afford. When the project commences, you inform the client of any budgets deviations and seek supplementary budget approval
Decision-Making
  • Quantity surveyor is central to the decision-making process throughout the development of a project from initial inception to final completion.
  • managing a team of junior quantity surveyors: as a senior quantity surveyor, you are in charge of many projects.
  • That means you have to delegate tasks to junior quantity surveyors. You guide them on the cost estimation process or preparation of contracts and review reports. You also conduct training and development for junior quantity surveyors
Tendering
  • Tendering and negotiating contracts: a senior quantity surveyor plays a key role in procurement. You estimate the target costs and budget prices.
  • You also prepare lump sum bids and compile enquiry documents for competitive bidding.
  • When you get a favourable bid, you prepare tender and contract documents, including bills of quantities. Sometimes, you have to negotiate contracts to fit a client's budget
Compliance
  • Ensuring compliance with building regulations: a senior quantity surveyor advises clients or contractors on compliance issues and commercial risks associated with their projects.
  • You also procure the necessary building permits to ensure the construction works comply with building regulations
Skills

Minimum Qualifications Required
  • BTech QS / BSc.QS or equivalent
  • Further B-Tech qualification would advantageous
  • Optional requirement to be affiliated with MAQS or RICS.
Experience
  • Previous experience of the civil engineering industry
  • Familiarity with forms of contract and knowledge of current Construction Law
  • Extensive experience in commercial management and procurement of subcontractors,
  • including chairing regular meetings, measurement and control cycle, certificates and accruals calculations
