Introduction

We are seeking an experienced Senior Civils Quantity Surveyor to support the commercial management of civil engineering projects across Ireland.

This is a remote role suited to a highly capable QS with strong Irish/UK experience, capable of working independently, managing commercial risk, and maintaining project profitability.

The role is focused on live project cost control, contract administration, claims management, and tender support.

Duties & Responsibilities

Key Responsibilities – Commercial Management

  • Full commercial oversight of live projects from start to final account
  • Monitor costs vs budget and ensure target margins are achieved and maintained
  • Carry out weekly project costings using site records, invoices and progress data
  • Identify commercial risks, delays and opportunities early

Key Responsibilities – Contract Administration

  • Strong working knowledge and practical execution of Irish & UK construction contracts
  • Preparation and submission of Notices of Claim (NOC’s)
  • Preparation of Extension of Time (EOT) claims
  • Preparation of variations and associated backup
  • Maintain full contractual records and audit trail

Key Responsibilities – Valuations & Claims

  • Preparation and submission of monthly payment applications
  • Preparation and submission of variations and claims
  • Re-measurement and agreement of works
  • Preparation of final accounts

Key Responsibilities – Programme & Progress Monitoring

  • Review contract programmes (MS Project or similar)
  • Identify delays, risks to completion and entitlement to EOT
  • Ensure works are progressing in line with contract requirements

Key Responsibilities – Tendering & Pre-Construction

  • Preparation of material schedules
  • Preparation of drainage take-offs
  • Preparation of subcontract packages
  • Issue enquiries and analyse returns
  • Support pricing of civil engineering works

Key Responsibilities – Measurement & Take-Offs

  • Carry out accurate take-offs from drawings
  • Calculate volumes and prepare BOQs and cost plans
  • Re-measure tender vs construction drawings

Key Responsibilities – Digital Systems & Reporting

  • Log into cloud-based systems (Dropbox / site diaries / digital records)
  • Track progress, installed quantities and site records
  • Extract and quantify works from daily site diaries and photos

Desired Experience & Qualification

Requirements (Essential)

  • Minimum 5+ years’ experience in civil engineering QS roles
  • Proven experience working on Irish or UK construction projects
  • Strong knowledge of Public Works Contracts / NEC / JCT
  • Strong knowledge of ARM / CESMM and TII / NRA specifications
  • Experience in claims, variations, commercial management and final accounts
  • Advanced proficiency in Microsoft Excel (mandatory)
  • High standard of written and spoken English
  • Proven ability to draft clear and professional contractual correspondence including claims, notices and payment applications

Software & Systems (Advantage) Proficiency in key industry software packages is highly desirable, including:

  • Microsoft Project (programme review and progress tracking)
  • Bluebeam or similar take-off and PDF measurement tools
  • Experience with cloud-based document management and site reporting systems

Candidates with strong digital capability and the ability to work efficiently within remote systems will have a distinct advantage.
