Introduction

Concor Buildings invites suitably qualified and experienced candidates to apply for the position of a Senior Quantity Surveyor for the MU01 Residential Project in the Western Cape. The successful incumbent will be responsible for providing full commercial oversight, cost control, and contractual management for the MU01 Residential Project. The role ensures that the project is delivered within budget, compliant with contractual obligations, and aligned with Concor Buildings’ commercial standards and governance. This position is site-based and offered on LDC basis. Concor is committed to Employment Equity and affirmative action. Suitably qualified candidates from designated groups will be given preference.

Duties & Responsibilities

The successful candidate will be responsible for (but not limited to):

Cost Management & Financial Control

  • Prepare, manage, and update the Cost Plan and Project Budget.
  • Monitor costs and prepare monthly Cost Reports, forecasts, and cash flows.
  • Identify cost-saving opportunities and advise the Contracts Manager.
  • Maintain strict cost control and ensure alignment with project financial objectives.

Measurement & Billing

  • Oversee and approve all project measurements, take-offs, and re-measurements.
  • Prepare and submit accurate monthly progress claims to the client.
  • Validate subcontractor claims and issue payment certificates.
  • Ensure accurate maintenance of BOQs and alignment with drawings and specifications.

Contract Administration

  • Administer the main contract and all subcontract agreements (FIDIC, JBCC, NEC, or project-specific).
  • Identify, document, and manage contractual risks, scope changes, and obligations.
  • Issue contractual notices within required timeframes.
  • Prepare, assess, and negotiate variations, claims, and extension-of-time submissions.

Procurement & Subcontract Management

  • Lead procurement planning for the project, including sourcing, tendering, and subcontractor appointment.
  • Compile tender enquiry documents and evaluate subcontractor tenders.
  • Prepare and manage subcontract agreements in collaboration with the Commercial Manager.
  • Monitor subcontractor performance, financial compliance, and cost-to-complete.

Reporting & Governance

  • Prepare monthly commercial reports for internal and external stakeholders.
  • Ensure compliance with Concor’s internal commercial processes, audit requirements, and governance standards.
  • Maintain transparent and accurate document control for all commercial documentation.

Risk Identification & Mitigation

  • Identify and evaluate commercial and contractual risks.
  • Propose mitigation strategies and monitor implementation.
  • Participate in project risk reviews and ensure accurate risk registers are maintained.

Stakeholder Engagement

  • Liaise with the client, consultants, subcontractors, and project team on all commercial matters.
  • Provide commercial advice to site management and support decision-making.
  •   Foster collaborative working relationships aligned with Concor’s professionalism and values.

Desired Experience & Qualification

Qualifications

  • National Diploma or BTech/BSc in Quantity Surveying or Construction Management.
  • Professional registration with ASAQS or SACQSP (advantageous).

Experience

  • Minimum 6 years’ commercial experience in the construction industry.
  • Proven experience on multi-storey residential or building projects of similar scale.
  • Strong background in contract administration, cost control, and subcontract management.
  • Experience working on large contractor-driven projects within South Africa.

Knowledge and Skills

  • Advanced knowledge of standard forms of contract (JBCC, NEC, FIDIC).
  • Strong understanding of construction methodology and building processes.
  • Proficient in CCS/Candy, BuildSmart, and Excel.
  • Strong measurement and cost forecasting skills.
  • Strong analytical and problem-solving ability.
  • High attention to detail and accuracy.
  • Excellent negotiation and communication skills.
  • Ability to work under pressure and meet tight deadlines.
  • Team player with leadership ability and commercial insight.
