Introduction

Overview

We are seeking an experienced Senior Quantity Surveyor to join a dynamic Construction team. This role is responsible for the full commercial management of multiple construction, renovation, and development projects, including cost control, budgeting, cash flow management, feasibility analysis, procurement oversight, and overall project financial performance.

This is a senior, hands-on commercial role that works closely with site teams, project stakeholders, contractors, consultants, and senior management to ensure strong financial control and successful project delivery across multiple active projects.

The successful candidate will manage a portfolio of projects ranging from refurbishment and maintenance upgrades to larger capital development initiatives, ensuring projects are delivered on time, within budget, and to the required quality standards.

Key Responsibilities

Budgeting & Cost Control

  • Prepare and manage project budgets based on quotations and project requirements.
  • Submit budgets for approval and maintain full cost control throughout project lifecycles.
  • Manage variations, cost reporting, value engineering initiatives, and budget close-outs.
  • Monitor financial risks and ensure alignment with approved project scope and expenditure.

Procurement & Contract Management

  • Oversee procurement processes for contractors, suppliers, and service providers.
  • Ensure alignment between quotations, purchase orders, and approved budgets.
  • Maintain accurate procurement records and monitor supplier performance.
  • Assist with contract administration and commercial compliance.

Variations & Change Management

  • Manage the costing, approval, and tracking of project variations.
  • Liaise with relevant stakeholders to obtain approvals and facilitate implementation.
  • Ensure accurate documentation and financial control of all changes to project scope.

Payments & Financial Administration

  • Review and manage contractor payment applications.
  • Ensure payment claims align with approved orders, completed work, and supporting documentation.
  • Verify compliance requirements prior to final payment approval.
  • Resolve payment-related queries and ensure timely processing.

Project Planning & Delivery Support

  • Support project scheduling, cash flow forecasting, and progress monitoring.
  • Identify project risks, long-lead procurement items, and escalation points.
  • Contribute to the successful delivery of projects within approved budgets and timelines.

Feasibility & Reporting

  • Assist with feasibility studies and cost planning for new developments.
  • Provide commercial input on project viability and financial forecasting.
  • Prepare regular reports on project performance and key commercial metrics.

Minimum Requirements

Qualifications

  • Bachelor's Degree in Quantity Surveying (NQF Level 7 or equivalent).

Experience

  • Minimum 5 years' experience in Quantity Surveying within construction, renovations, property development, or related environments.
  • Proven experience managing multiple projects simultaneously.
  • Strong track record in budgeting, cost control, procurement, and project financial management.
